Premier Property Preservation,LLC (PPP)is a Los Angeles,California-based general contracting
company registered with the Secretary of State of California in 2017 and recognized as a foreign
entity with the Secretary of State of Nevada in 2019.Our company is considered the prodigy in the
field of janitorial,sanitizing,and disinfecting services as we have been servicing all seven (7)
regions of the Los Angeles Unified Schools District (LAUSD)which is considered the second-largest
school district in the United States where we have employed more than 800 custodians all over Los
Angeles Schools.
PPP has provided 24/7 park restroom janitorial and power washing services to the City of
Inglewood’s parks and recreation centers –this facility has seventeen (17)restrooms which we are
servicing daily.
Alongside this,We also have a contract with the California Department of Correction and
Rehabilitation (CDCR)where we are doing the same scope of work for all California Prisons.
Indeed,We are a product of all our experiences –our services in enhanced and rapid sanitizing and
disinfection are sought after by several offices and businesses,namely:
◊California Department of Transportation (CALTRANS)–for their bus station locations,a
great number of Department of Motor Vehicles (DMV)locations,and private businesses;

◊Las Vegas Convention Center where we have provided custodians for every after-event held
at the convention.
◊Custodial services have also been provided to the California State University –Northridge
Campus where PPP was tasked to clean,sanitize,and disinfect all school areas.

Our Chief Executive Officer,Principal,and Quality Control Officer is Angelo Varsobia.He has more
than fifteen (15)years of experience in the field of Property Preservation and Management –and is
regarded as a leader in the industry considering that he has vast experience supervising more than
a combined million square feet of Commercial and Residential Portfolios.He has traveled
nationwide supervising leading Management Companies handling the day-to-day operation of their
company’s assets.
Angelo also worked in the Hospitality Industry and led a Hilton Brand to be one of the top two
brands nationwide as its General Manager and is supported by a team of professionals with a
remarkable track record in the field.Their mission is to best serve their client’s interests and to
protect their assets as they pride themselves on their responsive and detailed attention to clients’
needs.While it is evident that they work with integrity and value long-term relationships,PPP is no
different because our team is focused on getting the best deals,for your property to achieve its
most remarkable position as soon as possible.
Ultimately,Angelo has worked as a Comptroller,a Chief Financial Officer,and a Vice President.

The Project Manager and the President of PPP is Jon Varsobia.He is mandated to oversee our
day-to-day operations and is in charge of our ongoing contracts.He has more than five (5)years of
experience managing our over one hundred (100)janitorial contracts nationwide and has worked
with various government agencies we have a contract with such as:
●The Department of Motor and Vehicles (DMV);
●Employment Development Department (EDD);
●California Department of Food and Agriculture (CDFA);
●California Department of Correction and Rehabilitation (CDCR);
●California Department of Transportation (CALTRANS);
●Las Vegas Convention Center in Nevada;and
●Various private commercial properties.
He is also in charge of our ongoing contracts with the City of Los Angeles,Los Angeles Unified
Schools (LAUSD),California State University Northridge (CSUN),and the City of Inglewood
government facilities.
Every department raves about his prompt response time and his attention to detail.He is more than
capable of managing this project when given the opportunity by your good office/department.

Carlos Ordonez has more than twenty (20)years of experience as a cleaner and is later promoted
to Supervisor.He is currently assigned as our roving supervisor:visiting sites daily,providing
reports,and making sure that the daily,weekly,monthly,quarterly,semi-annual,and annual tasks
are carried out in a timely manner.

Josefina Tavira has been one of our longest cleaners and worked her way up as a field supervisor.
She has over ten (10)years of cleaning experience and can adapt to any situation.
Work Program
Premier Property Preservation,LLC (PPP)is in contract with various agencies,departments,and
institutions –both government and private.Being in the business for the past six (6)years has
taught us how to administer our workload effectively by distributing the task among our employees
according to their expertise.In order for us to balance current workload demands and meet the
commitments made for the projects that we handle,a deliberate strategy will be employed to plan
and track the work that would enable us to satisfy the quality of work needed.
We are certain that no problems will be anticipated in recruiting highly qualified personnel.PPP has
a team of employees to respond to any back-up personnel in case of any inconvenience,absences,
or emergencies.These employees are on call 24 hours a day,7 days a week which leaves you no
doubt as to our ability to execute the undertaking promptly.
In line with this,our Project Manager will be contacted before a new employee is assigned to the
job.We also make sure to utilize our qualified employees and hire a pool of competent and trained
employees for this contract.As it is our standard procedure to have our project manager and
operations on the site in advance of the transition to observe and make necessary preparation,they
are also there to ensure that the engagement will be executed effectively and efficiently.
We understand the value of training our personnel.Therefore,we develop and execute intensive
job training programs in accordance with the scope of work provided.The records on all required
training were also maintained which we could make available for inspection upon request.
Once the contract is awarded,our Project Manager and his key subordinates will first visit the
buildings,the schedule for each employee will be coordinated and arranged.An orientation will be
received by the assigned crews in advance to which additional supervisors are also designated to
serve as crew trainers.In addition to that,periodic monthly meetings will be conducted to see to it
that difficult situations that may arise during the performance of the contract will be resolved.
Anent the equipment necessary to accomplish the tasks,PPP will provide all new equipment and
supplies so that these tasks will be performed in an exceptional manner.Special services such as
carpet cleaning,window cleaning,and floor care will be performed by our team with the appropriate
equipment.
An energy conservation program will be established by PPP.To prevent waste in the area,the
program will be included in the provision of the base conservation of utility program such as but not
limited to:
o Use of lights in areas where and when patrons are present at work;
o Turning off water faucets or valves,not in use;and
o Report faulty or leaky faucets and toilets to appropriate management personnel who
will be responsible for safeguarding all property provided for our use.
To show our commitment to giving you the best service,all personnel wear uniforms and are
screened for drug testing,DMV,and criminal record.Our company does not engage in
discrimination in employment based on race,color,national origin,sex,and religion.
REPORTING AND DOCUMENTATION
●We will maintain detailed records of the cleaning activities,including work performed,
supplies used,and any additional observations or recommendations.
●Regular reports will be shared with the City of El Monte,summarizing the work completed,
highlighting any challenges encountered,and providing suggestions for continuous
improvement.
QUALITY CONTROL PROGRAM
Our Quality Control Plan (QCP)will help you recognize that PPP would establish and maintain a
deliberate strategy that assures satisfactory performance as stipulated under the contract.
This will be implemented on contracts on the effective start date,including the following:
●Development and maintenance of the quality assurance program that protects the needs
and wants of the client;
●An inspection system that covers all the tasks and services provided by PPP;
●A method of identifying and fixing deficiencies in the quality of services performed before
completion;
●Preparation to dispatch key personnel to the site immediately upon notice of contract award;
●We fully understand the amount of training required for personnel proficiency.PPP trains its
employees extensively to be courteous to building personnel and patrons.Our employees
will be briefed properly on the importance and value of customer satisfaction;
●We conduct meetings periodically to follow up on implementing and solving any
dissatisfaction;and
●Our safety compliance plan will incorporate the provision of occupational safety and fire
prevention directives set by OSHA standards
COORDINATION WITH THE CLIENT’S AGENT/REPRESENTATIVE
All matters and concerns will be given action upon notice as our team will coordinate with the
representative for the whole duration of the contract.The reports needed for the performed task will
be furnished by our designated representative.
Hence,from work performance evaluation of our cleaners up to individual attendance and all
request us for a long time.As a token of gratitude,PPP has promoted them to supervisors and
managers since their contributions helped us shape our company’s success.This is also a way of
showing you that our on-site supervisors were once custodians who dealt with the same,if not the
similar scope of work which could be of help whenever inconveniences occur.
MONITORING OF EMPLOYEES
PPP’s janitorial personnel,including all supervisors and conducting inspection,will use a
timesheet necessary to monitor and/or track the attendance based on the actual arrival and
departure of each custodian.
ADDRESSING ISSUES AND RESPONSE TO EMERGENCIES
The client is given a wide latitude to verbally advise us in case our cleaning performance is lacking.
As mentioned herein,PPP will take full responsibility for correcting the deficiencies within
twenty-four (24)hours.Our company’s representative authorized to discuss matters relevant to this
contract will be available during normal business hours,Monday through Friday via phone and/or
email during these times.
As promised,a supervisor or manager will respond to emergency calls immediately.All on-site
emergency actions will also be resolved within twenty-four (24)hours,and all non-emergency
actions and/or deficiencies will be resolved by the next business day unless otherwise directed by
the Technical Representative.
