Plant selections are appropriate for the climate, and are low to moderate water use (no high water use plants allowed) Plant selections are appropriate size for the areas where they are used, without requiring excessive pruning/ shearing There are no shrub masses or hedges in the front yard (generally out near sidewalk) that will grow to more than +4’ high and visually “wall off” the house and yard from the street Plant spacing is appropriate – approximately 2/3 to ¾ the mature width, to grow into masses without being overcrowded (also not too far apart to eventually fill in) Plants in full sun or shade are species that do well in the condition where they are located Front yard planting provides good variety, visual quality and neighborhood compatibility Side yard planting provides screening that will grow to at least 10’-12’ tall, but not too wide Tall, blank walls are buffered by shrub or vine planting Includes edging material for lawn areas (regular and synthetic) Lawn must be a cool-season variety (Bermuda, St. Augustine, Bahia, or Buffalo Grass) Synthetic turf does not comprise more than 15% of front and/or street-side yards, is not in City parkway strip, not within 10’ of sidewalk or 20’ from curb if there is no sidewalk (no limitations in back yard or adjacent, fenced side yards) All non-lawn planted areas have a 3” thick layer of mulch North arrow and scale Irrigation Plan Shows all existing trees to remain (does not need to show trees being removed) Clearly indicates protected trees Tree protection notes No irrigation and limited drip irrigation in root zones of Oak Trees Shows building footprint and hardscape layout consistent with other plans Generally conforms to the City’s Landscape requirements Provides irrigation in the City right-of-way area as well as every planted area on the private property Clearly and graphically shows and indicates all proposed irrigation equipment and piping (mainline may be shown diagrammatically for graphic clarity) Irrigation Legend lists equipment manufacturers, model numbers, sizes, pipe material and classification (i.e. schedule 40 PVC for mainline, lateral line, and sleeving; various types of flexible plastic polyethylene tubing for drip), symbols correspond to those on plan Notes on plan identify the irrigation point of connection – location, size, and static pressure at water meter (either from Walnut Valley Water District or field checked) Big League Dreams, Jurupa Valley Red Car Greenway, Long Beach If static pressure at meter is 90 PSI (pounds per square inch) at the meter, a system- wide pressure regulator (in addition to small ones included in drip valve kits) is shown and specified There is legal and effective backflow prevention - either a reduced pressure type backflow preventer at the start of the system (covers all valves and allows them to be set below grade in valve boxes), or anti-siphon valves There is at least one manual shutoff valve (ball or gate valve) at the start of the system (additional valves to turn off portions of the system are allowed but not required) Any areas with spray type irrigation must be greater than 10’ in any dimension (normally lawn area) All spray irrigation sprinkler heads are rotator type, with head-to-head layout and nozzles in varying patterns to cover planter area without overspray and runoff on adjacent paving, house, walls, or landscape All areas 10’ or less in any dimension have drip irrigation – may be drip line (on or below surface), or multi-outlet emitters with ¼” polyethylene tubing, or regular ½” black polyethylene tubing with emitters placed near plants If dripline is used, spacing of emitters is specified (may be different for lawn and shrub areas) – 12”, 18”, or 24”, as appropriate for the type of planting Concentric rings of dripline around trees are encouraged but not required Remote control valves are different for spray and drip systems – spray systems use regular remote control valves, drip systems use drip zone kit remote control valves, which include a pressure regulator and Y-strainer (filter) – graphic symbols as well as spec on legend should be different Each drip valve area includes an air relief valve at the high point and a flush valve at the low point (may be shown graphically or noted) Valve callouts indicate the size, station number, and hydrozone of each remote control valve (hydrozones may be on separate callouts) Areas served by each valve correspond to hydrozones – all plants in each valve area have similar water needs, degree of slope, and sun/shade microclimate (if all sun or all shade) Plan indicates sizing of all pipe and remote control valves, either with callouts or graphic symbols Sleeving is shown for mainline wherever it must cross under paving or walls Controller is a “smart”, weather-based type (either onsite weather station or downloads area weather data), with rain sensors and/or soil moisture sensors, flow sensor, multiple start times, and at least two programs, tipping rain bucket and temperature sensor or ET Manager cartridge. Rain sensor is located where it will receive unobstructed natural rainfall, above the irrigation system Mackey Park, Cypress Landscape Details, Notes, Specifications May be on plan sheets or separate sheets Installation details are included for tree planting, staking, and guying and shrub planting; ground cover planting and palm tree planting details may be included if those items are on the Planting Plan but are not required Planting details show trees and plants to be planted at least 1” above surrounding finish grade, with unamended native soil beneath the root ball (soil around the sides of the root ball may be amended) Installation details are included for all pieces of irrigation equipment used on the Irrigation Plan; types of equipment and pipe are consistent with those called out on the plan Any above-ground pipe shown on details (i.e. to and from backflow preventer, above- ground valves, etc.) is metal (galvanized steel or copper) or schedule 80 (UV resistant) PVC Planting and Irrigation notes or specifications list general requirements and installation methods for types of planting and irrigation shown on the plans, and do not include items not used on the project Soil amendment/ backfill mix specifications may be included, but must have a note indicating they are for bidding purposes only – a soil test is required following rough grading, and actual amendments used must conform to the recommendations of the soil analysis Water use calculations included on the plans A watering schedule may be included but is not required Inspection Services Conduct field inspections, and assist staff as needed to perform inspections of completed development projects, and interim inspections as needed during the landscape construction process to ensure proper installation of irrigation and landscaping to comply with the approved construction plans, project conditions of approval, and City’s Ordinances.
