Colton, California 16 The Mountain Grove Retail Center project is a comprehensive development spanning 65 acres, featuring a substantial 470,000 square feet of retail space. Additionally, the project includes the construction of a 281-unit apartment complex, provision for a hotel site, and a modern movie theater. In conjunction with these key features, the project involved the widening of three arterial adjacent roadways, enhancing accessibility and traffic flow. A range of crucial land surveying services were required. These services encompassed, establishing property boundaries, topographic surveying to assess terrain characteristics, utility mapping to obtain location of existing utilities, construction staking giving contractors a guide to the correct placement of structures and infrastructure elements, and mapping services to subdivide the property for ownership purposes. With a total area 5,164,000 square feet dedicated to industrial buildings. Key components included mass grading, utilities installation, construction of interior roadways, and the relocation of transmission lines at Seaton Ave. and Cajalco Expressway. In an impressive assortment of land surveying services were provided during this ten-year project including property boundary survey’s, parcel maps, easement recordation, ALTA/NSPS plan preparation, monument preservation, final monumentation, construction staking, monitoring, survey control networks and transmission staking. METHODOLOGY A. PRELIMINARY SURVEYING 1. RESEARCH (COST $ 460) Conduct record research with the City/County for existing improvements and mapping on and adjacent to the site. Compile relevant data and input for a basis of design. 2. TOPOGRAPHIC LOCATION SURVEY (COST $ 4,035) Locate and dip existing sewer and storm drain manholes. Locate all visible above ground utilities. 3. DRONE SURVEY (COST $ 5,060) Conduct drone survey of requested area and provide preliminary 2D surface. Locate all above ground structures and provide survey map at scale of 1” = 40’. 4. BOUNDARY SURVEY / RECORD OF SURVEY (COST $ 16,350) Conduct required field work to locate existing monuments and analyze record mapping to establish overall project boundary. • Record of survey will be prepared indicating found monumentation and procedure of survey relied upon in preparation of the boundary survey, along with traverse calculations. The Record of Survey will be submitted to County for review and responses will be made pertaining the technical preparation of the map. • Review available property records and other relevant documents. • Identify, verify, and locate any existing boundary markers, natural features, and other relevant site conditions. • Verify that boundaries align with existing legal descriptions and recorded documents. • Produce a detailed boundary line survey map that clearly illustrates the property boundaries and area calculations. • Mark property corners with permanent markers. Permanent markers must be installed every 100 ft. along the eastside property line of the PONY Property adjacent to the homes on Big Falls Drive. • Provide digital copies of all survey documentation, including the boundary line map in a PDF and Geographic Information System (“GIS”) shapefile/layer format. METHODOLOGY / PROJECT UNDERSTANDING 20 5. UTILITY LOOKUP (COST $ 5,825) Conduct record look up research with the City/County for existing utilities on and adjacent to the site. Compile relevant data and input on base map. • Review available public records and utility maps from local utility companies and as-built drawings to gather historical data about existing utility installations. • Conduct a visual inspection to document all above-ground utilities, including poles, conduits, meters, and other visible installations. •Record the location, condition, and type of each utility identified during the survey. • Utilize utility locating technologies such as electromagnetic locators, ground- penetrating radars, and other non-invasive methods to identify subsurface utilities. • Accurately locate and map existing underground utilities, including water, sewer, gas, electricity, and telecommunications. •Produce a detailed utility survey map that includes above-ground and underground utilities, including valve locations, and distinguishes between different utility types, locations, depths, and conditions. Utility survey map must also include utilities within the sidewalk adjacent to the properties. • Provide digital copies of all survey documentation, including the utility map in a PDF and GIS shapefile/layer format. SECTION 8 - COST OF SERVICES 21SECTION 8 COST OF SERVICES 22 A.ASSUMPTIONS / EXCLUSIONS ▪This proposal is based on information from the client. ▪Soils report not included with this proposal. ▪Processing to be done by others. ▪All work will be performed under the direction of a Registered Land Surveyor in the State of California. The surveyor will maintain professional licenses required by the laws of the State of California at all times while under contract with the City. ▪This proposal is based on our prevailing wage rates per California Labor Code 1720.2. ▪No contours, nor elevations will be provided. I. DUTIES OF CLIENT Without attempting to be all-inclusive, the following items will be supplied by City. 1. Title report and title services to be provided by your designated Title Company. 2. Processing fees and other fees are to be paid by City, including cost for plans. II. COMPENSATION Client agrees to compensate for the above-named services as follows: 1. PRELIMINARY SURVEYING GRAND TOTAL = $ 31,730.00 2. Any additional work, done at your direction, will be billed at our standard hourly rates: $ 115/hr., – Office $ 315/hr., – Field, 2-man crew 3. Invoicing will be monthly based on percent completion. 4. Blueprints, reproductions, CAD plotting, outside messenger services and other out-of-pocket expenses will be charged at a direct cost.
