Raising Cane’s ALTA/Topographic Survey/Lot Line Adjustment, Anaheim, CA Kimley-Horn | John Pollock | P: 714-786-6125 |
john.pollock@kimley-horn.com Mr. Bartz was the Project Manager for a project that resulted in the land transfer and design of a
future Raising Cane’s restaurant. The project began with performing an ALTA and Topographic Survey that was used to determine
the viability of the site. The original intent was to file a Parcel Map so that a new parcel could be sold for the future development.
Mr. Bartz identified the possibility of performing a Lot Line Adjustment instead of a Parcel Map which resulted in significant savings
for the client. The Lot Line Adjustment was filed so that Raising Cane’s could purchase the property and the topographic survey was
used by the engineering team to assist in their design.

Project Description
Calvada Surveying, Inc. provided professional land surveying services for the Hemet Golf Club project in
Hemet, CA, delivering a comprehensive ALTA/NSPS Land Title Survey for approximately 194 acres. This
project required extensive collaboration with the title company, as they issued title insurance and
provided critical insights into potential issues such as property boundaries, easements, encroachments,
and other legal matters, all of which were addressed through our detailed survey.
Our survey precisely defined the property boundaries, ensuring they aligned with the legal description in
the title. We plotted the easements identified in the title report and documented any encroachments—
structures extending over property lines—that could impact property ownership.

METHODOLOGY/PROJECT UNDERSTANDING
1. Pre-Survey Planning and Coordination
- Objective: Establish clear project objectives, scope, and schedule.
- Activities:
Conduct a meeting with the City of Diamond Bar’s Project Manager to confirm project
requirements and discuss potential challenges.
Obtain and review existing documentation, including legal descriptions, previous survey data,
and design plans.

station equipment based upon the North American Vertical Datum of 1988 (NAVD 88).
Document the temporary benchmark locations and elevations, ensuring that all data is tied to
a common datum (NAVD 88). A local municipal benchmark will be used, if available.
Confirmation of the vertical datum will be required before field mobilization.
3. Topographic Surveying
- Objective: Capture detailed surface topography and critical infrastructure locations.
- Activities:
Perform a comprehensive survey of the surface topography, capturing surface features
including buildings, roads, vegetation, and utilities.
Measure and record manhole locations and invert elevations for underground crossings and
adjacent gravity lines (e.g., sanitary sewers, storm drains).
Obtain elevations and locations for potholes to ensure accurate depiction of subsurface
conditions.
Generate a detailed topographic map, including contour lines, surface features, and
annotations of critical infrastructure.
