Project Manager RELEVANT PROJECT EXPERIENCE Raising Cane’s ALTA/Topographic Survey/Lot Line Adjustment, Anaheim, CA Kimley-Horn | John Pollock | P: 714-786-6125 | john.pollock@kimley-horn.com Mr. Bartz was the Project Manager for a project that resulted in the land transfer and design of a future Raising Cane’s restaurant. The project began with performing an ALTA and Topographic Survey that was used to determine the viability of the site. The original intent was to file a Parcel Map so that a new parcel could be sold for the future development. Mr. Bartz identified the possibility of performing a Lot Line Adjustment instead of a Parcel Map which resulted in significant savings for the client. The Lot Line Adjustment was filed so that Raising Cane’s could purchase the property and the topographic survey was used by the engineering team to assist in their design. Pre-Survey Planning and Coordination - Objective: Establish clear project objectives, scope, and schedule. - Activities: Conduct a meeting with the City of Diamond Bar’s Project Manager to confirm project requirements and discuss potential challenges. Obtain and review existing documentation, including legal descriptions, previous survey data, and design plans. Coordinate with the City of Diamond Bar or other relevant entities to ensure access to the site and obtain necessary permits. 2. Benchmark Circuit (Level Loop) Establishment - Objective: Create a reliable and precise network of benchmarks for the project. - Activities: Establish several temporary benchmarks at the project, the number of TBMs will depend on the projects’ length or properties’ size. Tie these temporary benchmarks to the street centerlines using high-precision GPS or total station equipment based upon the North American Vertical Datum of 1988 (NAVD 88). Document the temporary benchmark locations and elevations, ensuring that all data is tied to a common datum (NAVD 88). A local municipal benchmark will be used, if available. Confirmation of the vertical datum will be required before field mobilization. 3. Topographic Surveying - Objective: Capture detailed surface topography and critical infrastructure locations. - Activities: Perform a comprehensive survey of the surface topography, capturing surface features including buildings, roads, vegetation, and utilities. Measure and record manhole locations and invert elevations for underground crossings and adjacent gravity lines (e.g., sanitary sewers, storm drains). Obtain elevations and locations for potholes to ensure accurate depiction of subsurface conditions. Generate a detailed topographic map, including contour lines, surface features, and annotations of critical infrastructure. METHODOLOGY/PROJECT UNDERSTANDING Calvada Surveying, Inc. 4. Legal Description Review and Acreage Verification - Objective: Ensure accurate and legally compliant descriptions for property-related documents. - Activities: Review existing legal descriptions and verify acreage quantities against survey data. Identify any discrepancies and provide recommendations for corrections or updates. Prepare a report summarizing findings, including parcel (boundary) closures. 5. Preparation of Record of Survey Mapping, Certificate of Compliance and Perfecting the Deeds - Objective: Facilitate property acquisitions with accurate documentation. - Activities: Prepare formal deeds, including plats and detailed property descriptions, in compliance with local legal requirements. Ensure descriptions are sufficient for property purchases. Submit documentation in electronic format as specified by the City of Diamond Bar, ensuring compatibility with their AutoCAD standards. 6. Final Deliverables and Quality Assurance - Objective: Deliver accurate, comprehensive, and compliant survey data to the City of Diamond Bar. - Activities: Compile survey data, including topographic maps, temporary benchmark information, legal descriptions, and other required documentation. Perform a thorough quality assurance review to ensure the deliverables meet the project specifications and City of Diamond Bar’s standards. Submit all final deliverables in the required electronic format, ensuring the data is well- organized and accessible. 7. Post-Survey Support - Objective: Provide ongoing support during construction and as-built documentation. - Activities: Offer additional surveying services during the construction phase to verify elevations, locations, and other critical data points as required. Assist in updating survey data to reflect any changes made during construction, ensuring that final as-built documentation is accurate. Provide consultation and support for any issues or questions arising from the survey data. Based on our thorough review and analysis of the RFP, we have identified no potential concerns or issues that we anticipate arising during the term of the contract. Should we be awarded the contract, we are confident in our ability to meet all obligations and deliverables as outlined in the RFP. Calvada Surveying, Inc.
