Good Afternoon Allegro Property Management:
We wanted to keep you apprised as to the events happening at 1344 S Diamond Bar Blvd Unit B, Diamond Bar CA 91765. On
May 9, 2025 property manager Adam Freilich cut holes into the popcorn ceiling in the living room without the required
prerequisite asbestos testing. The SCAQ MD came out stopped the work, cited him, and is ordering cleanup. We are asking for
disclosure from Adam and landlords due to the complete silence on their part so far into the abatement process, while at the
same time they are expecting our family to sign away our rights in order to begin work. We feel that the Allegro HO A and City of
Diamond Bar should be in the loop because this public health issue reaches beyond the walls of Unit B into the broader Allegro
community and City.

Adam:
After looking over the waiver form from Sirris Abatement and speaking to our attorney, we have some concerns
that need to be addressed prior to signing.
The form appears to be a generic form for homeowners, rather than addressing the specifics related to our situation
as renters. The form assumes the homeowner has already received copies of the P5 work plan, CAC asbestos
survey, and testing report.
Since we are being asked to release all of these individuals from liability, we need to know the following before we
can release them:
1. N ame of the CAC who conducted the asbestos survey.
2. N ames of the CAC employees
3. N ame of the Certified Asbestos Testing Facility
4. N ames of individuals who performed the testing at the facility.
We will need copies of the following documents to review prior to signing the waiver as well:
1. Procedure 5 Work Plan
2. CAC Survey Report
3. CAC Certification Card
4. Report from the Certified Asbestos Testing Facility
5. N otice to Comply from the SCAQMD
Before signing away “liability, claims, suits, and future liability”, we need to know all parties that we are releasing.
According to the waiver, “***By signing below t he owner of t he personal belongings and/or cont ents (as
def ined in t he Procedure 5 document ) hereby release Asbest os Rem ov al Inc. dba Sirris Abatem ent, its
employees, t he SCAQMD, its ex ecut iv e off icers and employees, t he Cert if ied Asbest os Test ing facility, its
Cert if ied Asbest os Consultant and its em ployees, from any and all claim s, suits, liability and f uture liabilit ies
inv olv ed wit h and relat ed t o asbestos as it applies t o the personal belongings and cont ent s.”
The waiver references the P5 and defines specific provisions according to wording in the P5. We need the
opportunity to review the P5 ourselves to make sure it is accurate and we are not inadvertently giving up any rights
to possession or claims.
Separately, an adde ndum needs to be created to ensure Adam Freilich and/or AB Consulting Inc. and/or
Interbranch d.b.a. Clover Realty and/or Freilich Family Trust and/or Mark and Sharon Freilich as Co-Trustees of
the Freilich Family Trust and/or Mark and Sharon Freilich as individuals accept responsibility for damages relating
to the asbestos disturbance and exposure, including but not limited to, contaminated personal property, loss of use
of the Property from May 9, 2025 onward.
There needs to be a clear description of the disposal process to docume nt and inve ntory each item being
removed from the property in order to preserve a content list for reimbursement by landlord/property management,
since access to the living room area is restricted.
Lastly, there needs to be adequate space for each household member, and those present on May 9, 2025 who
suffered loss, to claim damages. Those individuals include Amedee Garispe, Marcela Garispe, Tristan Garispe,
O livier Garispe, and Seth Pisanko. Olivier and Seth were both present on the day of the disturbance and were
exposed to the asbestos contamination. This is including their personal property that was present in the living room
and contained on their persons.
O nce this information is provided and the necessary changes are made, we will be happy to work with you to move
forward. We want the abatement and cleanup to begin as soon as possible, as we are nearing the two month mark
of having to live in these conditions.
