Exercise caution when opening attachments or clicking links, especially from unknown senders. To Whom It May Concern: There is mold and disturbed asbestos containing materials at the unit currently. The area that was opened up by the property manager without the prerequisite asbestos testing has been blocked off with yellow caution tape for the tenants’ safety. This was done by Inspector Mejia of the SCAQMD on 5/9/25 after property manager Adam Freilich repeatedly failed to follow Inspector Mejia’s instructions regarding site safety, including to cease vacuuming the ceiling debris, and to not remove any materials from the contamination zone. Certified Asbestos Consultants CAC’s (hired by the property manager, Adam Freilich) came by the unit to do testing on 5/14/25, but they failed to test the walls and the upstairs second floor. Total time that was spent on sampling at the unit was under five minutes on 5/14/25. We tried talking to the CAC’s as they walked out of the unit, but they refused to speak with us or even provide a business card. When Adam Freilich did repairs at the unit on 5/8/25, he left a black trash bag full of debris and materials that the CAC’s deemed unacceptable for testing. What do we do with the contaminants in the black trash bag? Also on 5/14/25, right before leaving, Adam Freilich presented a 24-hour Notice of Entry. It was not filled out properly, rendering it invalid, but we were willing to work with him if he was able to explain his scope of work. Inspector Mejia left explicit instructions with Adam Freilich and with us, that no work is to be done in the unit and no one is to disturb the asbestos in the living room until plans are approved by his agency for a proper company to come out and handle things in a safe and legal manner. Everything had to freeze in place, and no one could touch anything in the living room. On 5/14/24, not only did Adam Freilich’s handyman lay down cloth sheets over the carpet, which we have on video, he was waving the sheets around, spreading the asbestos containing materials around the house, contaminating more of an area than was exposed in the initial violation. Now, they want access as per the notice to “secure the carpet”. We sent a follow up email on 5/14/25, to his Notice of Entry asking for details on the scope of work. We sent a second email on 5/15/25, which went unanswered. The property manager has not had any communication with us since we sent him the two emails. I am attaching them below. In good conscience, we could not allow entry to Adam Freilich or his unlicensed handyman Martin Gomez on Friday, May 16, 2025. As he showed reckless disregard for elderly and disabled seniors health and wellbeing with an SCAQMD inspector there, we were not willing to take the chance at what he would do at the property unsupervised.
