Diverse Home Selection Expansive estate homes, single-family homes, townhomes and more affordable multi -family homes provide a mix of price points within close proximity to regional employment centers. Third Places Integrated throughout the community, "third places" like parks, farmers markets and recreation centers, provide places beyond the home and workplace to relax and be with friends. Amenities Because close -by entertainment and recreation options are a core component to sustainable community planning, the plan's commercial and mixed-use centers will offer a dynamic mix of shops and restaurants, plus miles of trails, a golf club and a sports park. Create A Sustainable Natural Environment. After the Aera Planned Community is completed, wildlife will move freely through dense stands of oaks and walnuts. Coastal sage scrub will thrive where oil pumps once stood. Hikers will explore land that's been closed to the public for over a century. This transformation of an oil field and cattle ranch is made possible through Aera's comprehensive restoration and stewardship program. r U. Woodland Preserves and Restoration In the natural open space areas, 16,000 mature trees will be preserved and 28,000 new oak and walnut trees will be planted as part of Aera's plan to create a healthy and sustainable tree population. Gnatcatcher Habitat Coastal sage scrub will be restored and enhanced to provide valuable habitat for the protected California gnatcatcher. Wildlife Corridor Wildlife will be able to live on and move through more than 1,600 acres of open space within the property, which connects to off-site open space areas. Stream Course Restoration Berry Creek, which has been severely altered as a result of oil operations, will be revitalized through the removal of oil pipelines and non-native vegetation, along with stream course restoration. Water Quality Wetlands Water quality treatment basins featuring natural vegetated swales will be created throughout the property to filter and manage stormwater runoff. GOLF COURSE An environmentally sensitive golf course is proposed on land heavily altered by oil operations. The course would provide habitat for native species and serve as an important fire break on the property. OIL FIELD CLEAN UP Aera's open space and restoration plan transforms an operating oil field and cattle ranch into a sustainable natural environment. Beating The State's Efficiency Standards By 35%. Aera will embrace green technologies to reduce the community's carbon footprint and water consumption. We pledge that homes within the community will exceed Title 24 2005, the State's energy efficiency mandates, by at least 35 percent — and we are one of the first communities in the State to make that promise. Green technologies reduce greenhouse gases Healthy air creates a healthy environment Clean Energy Roofs with south orientations are ideal for capturing the sun's energy through active and passive solar design, helping to reduce energy use and greenhouse gas emissions. Healthy Indoor Air Low -emission paints and carpets and proper ventilation will create healthy indoor air quality for future residents. OfPik Recycled Water Landscaped parkways, slopes, sports fields and the golf course will be irrigated with recycled water, reducing demand for drinking water by more than 50%. Drought -tolerant plants conserve water Drought -Tolerant Plants California -friendly or low-water consuming plants will be used for up to 75% of all slopes, commercial areas, parkways and common areas. Aera's traffic management plan, designed to coordinate with other planned regional roadway improvements, demonstrates how sustainable development can actually help to reduce congestion and greenhouse gas emissions. Placing homes near jobs is a key component of sustainable community design because it reduces vehicle miles traveled and greenhouse gas emissions. Project Design Ihe shops, restaurants and recreation amenities included in the plan will help to minimize off-site car trips and resulting greenhouse gas emissions. Convenient Public Transit A Park and Ride center, bus turnouts and the community's proximity to two nearby Metrolink stations (Fullerton and Industry) will make ride sharing and public transit a convenient option for future residents. Significant Roadway Improvements Aeras comprehensive intersection improvement i program improves roads and intersections affected by the project to maintain traffic flow. The plan also calls for the widening of Brea Canyon Rd. Increasing roadway capacity ir* CALTRANS CLIMATE ACTION PLAN The CalTrans Climate Action Plan was used as a guide by the Aera planning team. Many of CalTrans' recommendations are incorporated into the community's design. The Climate Action Plan seeks to; Reduce per -capita vehicle miles traveled Relieve congestion Improve travel time to reduce greenhouse gas emissions Sustainability Is More Than A Planning Theory. Only by reaching out to our neighbors and listening to their feedback can we design a plan that sustains — and enhances — the quality of life they enjoy today. Sports fields for all to enjoy Land preserved for wildlife Roadway system modified Sports Park Added A 40 -acre sports park was added to the plan's design. We're looking forward to collaborating with local residents and the City of Diamond Bar on the amenities the park could offer. Wildlife Corridor Incorporated The project was designed early on to incorporate a wildlife movement corridor through the property in response to feedback from our neighbors. Wildlife will be able to live on and move through more than 1,600 acres of open space within the property, which connects to adjacent open space areas. Roadway Modifications In response to feedback, Aera eliminated a proposed east -west road to enhance the functionality of the wildlife corridor. Also in response to public comments, the plan was designed to not include a public access road through the property to Pathfinder Rd.
