For commercial Zoning Clearance and Plot Plan application for tenant improvement, additions, remodeling etc. continue below ane submit the following information. Additional information may be requested by the Planning Division in order to complete the processing of this application. (Note: this application is for legal conforming structures of reconstruction projects that are equal to 50 percent or less of the floor area of existing structures with site coverage of 40 percent or less.) A. Completed Application B. Plans: 1. Submit a detailed site plan, floor plans, elevations, roof plan and sections (maximum size 24" X 36"). Use engineer's scale 1 "=10' for site plan. Use architect's scale 1/4" =1' for floor plans, elevations and sections. a) Indicate all existing and proposed buildings, structures, yards, driveways, height and number of stories for each structure, and setbacks to each structure on the subject property (see examples in Development Code Section 22.16.090 for setback regulation and exceptions). b) Indicate street name, width, and distance to centerline and nearest cross street. c) Plans must be dimensioned and oriented with North position toward top of plan or clearly indicated. d) \ Indicate address on plan. e) Indicate all property lines. f) Indicate slopes and direction. g) Provide floor plans of existing and proposed. h) Provide elevation plans showing height of structure on at least four sides. Show cross section of structure. i) Provide roof plan. Q) Provide site coverage calculation on plan per attached. 2. Grading Plans which include all retaining walls (maximum size 24"x36"): a) Indicate earthwork calculation; existing and proposed topography. b) Indicate retaining wall locations, top of wall, top of footing, finished grade for exposed height, materials of construction. c) Indicate fences, height and materials of construction. d) Indicate all Protected/Preserved species of trees with DBE of 8" or greater (Native oak, walnut, arroyo willow, California sycamore, naturalized California pepper for any properties of 1/2 acre or more. 3. Preliminary Landscape Plan (or show on site plan) a) Include total square footage. b) Indicate all walls and fences and indicate height. c) Indicate any other development features. 4. Copies required: a) Submit three copies (folded). b) Submit two additional copies for projects with retaining walls and/or grading (folded). C. Commercial projects shall include signage on building elevations and apply for corresponding sign permit. D. Commercial projects shall include a completed Initial Parking Study. Information sheet (see attached). E. Commercial projects identify existing and proposed parking areas for the use and number of stalls. Indicate dimensionsofthestalls, aisles, turning areas, driveways, and identify the landscape areas. F. Indicate types and colors of all exterior construction materials on plans. G. Any other architectural and engineering data as may be required to permit a complete investigation of the proposal. H. Photographs of site and key diagram. I. Provide all necessary documentation to substantiate compliance with CCR's or Homeowners Association approval. J. Complete and submit the Protected/Preserved Tree Statement if parcel is 1/2 acre or more. K. Filling fees.
