Hello Mr Jones,
I am an owner at 23641 Golden Springs Drive, Unit C14, John Socrates Spiridulias Jr. Unfortunately a lot has gone on with my unit that I have no resolution for as of yet. Yvette, the
property manager has her son Marcus doing the drywall repair for us after having to accommodate a problem with the waterlines, point of origin being C2. I have before and after photos
in a google drive link and an admission that she would cover it. I never asked her to pay from her own pocket but being that their is a conflict of interest, she may have felt guilty
and offered money from her own pocket to pay for all this. I have a recording and text messages that explain my concern. I also went through my resources from my property management
class and appraisal class that brings me to why I am contacting you. It's not so much about recovery but it seems it is a regular occurrence for him to install 1/2" drywall, when my
real estate appraisal book indicates that fire code requires a different thickness such as 5/8" or perhaps a water-resistant drywall that is used in bathrooms of heavy moisture. I
have a gut feeling this may be a common practice because on the recording it seemed like he felt "building it up", I guess adding more whatever it is that would be used to smooth out
the difference, seems to be a normal remedy. He was careless in damaging new floor baseboards we just had installed. Me and my aunt don't have much, so when something right happens,
we're happy. Not even a week into completion of the new floor and new paint, we have this new challenge. I have persistent depressive disorder and ADHD which were diagnosed at 37.
I've had multiple trauma in regards to losing family members starting at 10 years of age, I love my aunt very much and she is my world and that is why I'm so sensitive to these challenges.
Yvette knows my history with this and she took more than 30 days to respond to me. Yvette said she forgot about us to Stephanie, our HOA President. I won't be available for the Zoom
meeting on Monday, July 19 and I'm afraid they'll take advantage of that. They will most likely make this about us using the shower and not letting the compound to settle. I felt
insulted when her son insinuated that we lied about it. In depression, self-care in previous years to knowing my condition, was in fact an issue. Not showering and letting my aunt
also not to do so in order to let the compound settle was top on our priority. The day of completion May 21 and the following day May 22nd, no showering. On May 23rd we resumed normal
self-care. I was broken in my articulation in the recording because I didn't want to hurt her feelings in saying that having her son as the manager of maintenance to our community
is a conflict of interest and can impair her judgement; I've felt active/ passive neglect from her lack of time management to finally address our concern. Another incident started
in October of 2019 and ended in mid February. My aunt and I definitely don't want Marcus back in our home because I do feel uncomfortable after what transpired and I don't know his
experience level. I asked Yvette via text but she didn't respond. I wasn't advised to remove anything before he started the work, regardless of Yvette mentioning it in the recording,
he should have at least protected the baseboards or at least had advised us to as a courtesy. The google links are below. Thank you for reading all of this. Please let me know if
