STRUCTURAL CONDITION OF HOA.
1.0 SCOPE OF WORK
1.1 KH provides Structural Observation Report on the existing condition of the 11
residential buildings and 1 club-house located inside the HOA. This report is for
Building “K”.
1.2 This report is based on visual observations with no materials testing or structural
analysis for seismic loading.
1.3 Original construction is 1974.
1.4 The purpose of this report is to identify critical structural conditions that may
affect the occupancy/life-safety capacity of each building and provide a Risk
Rating1 of Green, Yellow, or Red for each building/unit.
1 Risk Rating: GREEN = Safe occupancy; YELLOW = Medium Risk; RED = High Risk

2.0 FIELD OBSERVATIONS
2.1 The HOA has 12 existing buildings [i.e., 11 buildings with condominiums and 1
clubhouse].
2.2 Each building is inspected with individual reports provided and all of the buildings
experience similar structural issues.
2.3 All buildings have exterior damage and mold, the stucco is damaged. There is
extensive evidence of foundation damage from drainage issues, mold, stucco
peeling, rafters are deteriorating, and the structural integrity of the roof system is
highly suspect on all 12 buildings.
2.4 All buildings have roof rafter damage due to termite infestation, dry-rot and mold
accumulated of decades of lack of maintenance.
2.5 All buildings have signs of foundation uplifting and saturated soil due to no
drainage control which is causing ground movement and settlement.
2.6 All of the field observations and conditions specific to each building are itemized
in 12 reports attached.

3.0 RISK RATING and REPAIR RECOMMENDATIONS
3.1 Each building 2nd Floor units are RED Tagged due to impending risk from the
roof rafter conditions. The occupancy on the 2nd floor must be vacated to allow
for safe inspection with destructive testing on all the roofs for all 12 buildings. No
work can commence until the 2nd floor of 11 buildings are fully evacuated.
3.2 The clubhouse is in poor condition and is RED Tagged. Further investigation is
necessary to determine the scope of repair.
3.3 Each building 1st Floor units are YELLOW Tagged as Medium Risk, and
occupancy may continue pending further temporary shoring of the 2nd floor
diaphragm and investigation of the wall framing. This condition requires active
constructon crew to perform destructive testing with emergency shoring in place
and would make occupancy inconvenient and somewhat risky. The owners of
the 1st Floor units may decide at their own risk, and against Khatri's
recommendation to vacate pending Emergency Temporary Shoring be installed
to secure the 2nd floor and Roof Structure.
3.4 All Balcony Units are RED Tagged with 2nd floor and should be evacuated
promptly.
3.5 Next steps on this project are:
A. Install Emergency Temporary Shoring for the roof structure on each of the
12 buildings and secure the perimeter against entry.
C. Perform Asbestos Testing on all 12 Buildings before construction.
D. Perform Lead Based Testing on all 12 Buildings before construction.
E. Proceed with Destructive Testing in conjunction with a general contactor
to expose selected areas of the exterior walls, footings, and roof rafters.
F. Prepare a structural repair plan formulated on Tasks A-E and obtain
permit approvals prior to commencing reconstruction.

2.0 FIELD OBSERVATION
2.1 The HOA has 12 existing buildings [i.e., 11 buildings with condominiums and 1
clubhouse].
2.2 Building A: the building has a slab foundation.
2.3 The condos in Building A have exterior damage on the stairs heading towards
different units. The stucco of Building A has damage corrosion and mold on the
walls.
2.4 The foundation of around Building A has corrosion damage, which are due to
uncontrolled drainage.
2.5 There are signs of water accumulation in the landscaping around the condos and
this is one root cause of foundation uplifting and drainage issues.
2.6 The boundary wall of the HOA connecting Building A and Building B has a gap
and is not connected directly with the north wall of building A. There is moisture
condition on the surface.

1 Efflorescence: Leaching of calcium from the masonry/concrete block due to long term water seepage. This will

2.0 FIELD OBSERVATION
2.1 The HOA has 12 existing buildings [i.e., 11 buildings with condominiums and 1
clubhouse].
2.2 Building B: the building has a slab foundation.
2.3 The condos in Building B have exterior damage on the stairs and the stucco.
There is mold and termite damage on the wooden members like beams and
doors. Also, damage can be seen clearly on the stucco.
2.4 The foundation of around Building B has corrosion damage, which are due to soil
saturation and uncontrolled drainage. The foundation uplifting in the south side of
the building shows uneven behavior of the slab foundation.
2.5 There is water accumulation in the landscaping around the condos, this is one
root cause of foundation uplifting and drainage issues and further settlement of
the building.

2.0 FIELD OBSERVATION
2.1 The HOA has 12 existing buildings [i.e., 11 buildings with condominiums and 1
clubhouse].
2.2 Building C: the building has a slab foundation.
2.3 The condos in Building C have exterior damage on the wooden rafters which is
due to termite damage. There is patch work observed on the stucco in some
elevation which shows repair to the prior damage to the stucco.
2.4 There are clear signs of foundation uplifting and saturated soil due to no drainage
source which is causing ground movement and settlement.
2.5 The water accumulation can be clearly seen next to some of the condos, due to
which there is water seepage in the foundation. Also, there is damage seen on
the base of the stucco which as there are locations where the base of the stucco
is missing, and the weep screed is exposed.

2.0 FIELD OBSERVATION
2.1 The HOA has 12 existing buildings [i.e., 11 buildings with condominiums and 1
clubhouse].
2.2 Building D: the building has a slab foundation.
2.3 The condos in Building D have exterior damage on the stucco and the root cause
of the damage can be the water leakage underneath the stucco.
2.4 The wooden rafters are excessively damaged which is due to termite damage.
2.4 The swale at Building D and E is clogged with dirt and leaves. This renders it
non-functional.
2.5 There are clear signs of foundation uplifting and saturated soil due to no drainage
source which is causing ground movement and settlement.

2.3 The condos in Building E have exterior damage and mold with vertical cracks on
the stucco.
2.4 The north elevation of Building E (rear) has mold on the stucco. There is
excessive damage to the stucco on the east side of Building E which is an
alarming issue for water leakage inside the building.
2.5 There are clear signs of foundation uplifting and saturated soil due to no drainage
source which is causing ground movement and settlement.

2.0 FIELD OBSERVATION
2.1 The HOA has 12 existing buildings [i.e., 11 buildings with condominiums and 1
clubhouse]. The report is the structural observation on the existing conditions of
the buildings.
2.2 Building G: the building has a slab foundation.
2.3 The condos in Building G have exterior damage on the stucco and the root cause
of the damage can be the water leakage underneath the stucco, excessive
stucco damage located on the east elevation of the building. However, there are
minor visible evidence seen on the west elevation of the Building G.
2.4 The wooden covering of the balconies has damage on them which can lead to
more damage on the balcony area.
2.5 The wooden rafters on Building G have excessive damage due to termites and
molds over the years which is damaging the wood on the roof excessively.
2.6 There are clear signs of foundation uplifting and saturated soil due to no drainage
source which is causing ground movement and settlement.

2.0 FIELD OBSERVATION
2.1 The HOA has 12 existing buildings [i.e., 11 buildings with condominiums and 1
clubhouse].
2.2 Building I: the building has a slab foundation.
2.3 The condos in the HOA have exterior damage and mold with vertical cracks on
the stucco.
2.4 The wooden rafters on Building I have excessive damage due to termites and
molds over the years which is damaging the wood on the roof excessively.
2.5 There are clear signs of foundation uplifting and saturated soil due to no drainage
source which is causing ground movement and settlement.

1.0 SCOPE OF WORK
1.1 KH provides Structural Observation Report on the existing condition of the 11
residences and 1 club-house located inside the HOA. This report is for Building
“Clubhouse of the HOA”.
1.2 This report is based on visual observations with no materials testing or structural
analysis for seismic loading.
1.3 Original construction is 1974.

2.0 FIELD OBSERVATION
2.1 The HOA has 12 existing buildings [i.e., 11 buildings with condominiums and 1
clubhouse].
2.2 Clubhouse: the office has a slab foundation, and the clubhouse consists of
swimming pool and jacuzzi/spa.
2.3 The spa/jacuzzi has minor cracking on the concrete slab. The swimming pool
area has minor to moderate cracks on the concrete slab.
2.4 The stucco has mold in the north elevation of the clubhouse office. There are
damages on the stucco which is due to leakage underneath.
2.5 There are clear signs of foundation uplifting and saturated soil due to no drainage
source which is causing ground movement and settlement.
