with lease negotiations with a user for a single-tenant retail food use, and are hoping to submit shortly.

In response to the concerns you raised at the meeting, we’re proposing to detach your property from the Neighborhood Mixed Use District, and leave the current General Plan designation
of General Commercial alone. The project would still be subject to the new General Plan Goals and Policies that apply citywide, such as those found in the Chapter 3 (Community Character
& Placemaking), but it would no longer be subject to the Goals and Policies crafted for the proposed N-MU district.
In light of the above, let me know if you’d still like to meet, and I will get back to you with some dates and times.

Hi Natalie,
I wanted to give you an update and discuss the next steps on the Diamond Bar Blvd property. In May, you and Grace reviewed the preliminary site plan and stated that it met the city’s
criteria.
Since then we marketed the property/site plan and are happy to report we have a Letter of Interest from a national chain that we’re confident the city and residents will be excited
about. Our goal is to finalize the deal in the next 1-2 weeks. We’d like to meet with planning to discuss the project in more detail, and to get feedback before we kick off our architect
and civil on Phase 2 of design drawings- floor plan, elevations, material sample board, etc.
Could you please let me know when planning would be available for an in-person meeting on the week of 08/19-08/23?

* It would either be 1 unit for the entire 4000 sq/ft or 2 units, split at either 1500/2500 or 2000/2000. Both would be food uses.
* Based on our civil engineer’s analysis of the existing topo and grading studies we believe there will be either no retaining walls or minimal retaining walls. Once our site plan
is reviewed and approved by planning we would conduct further grading and retaining analysis based on that particular layout. If you could please discuss with Grace and let us know
the maximum height retaining wall allowed along the East side of the site boundary we would be able to confirm with our civil if this plan will be able to meet that condition.

* Preliminary commercial site plan that was submitted is acceptable as long as the following revisions are made
* Building closer to the street/frontage, parking towards the rear
* Pedestrian access and landscape need to meet updated GP
* Commercial pad will not require mixed-use
* Drive Thru option would also be acceptable
* Next step is to add more detail to the site plan and submit to planning for formal review.
If you could please let me know if there’s anything else that that we need to take into consideration before we move forward in the design phase or anything I missed from our conference

As discussed, we are requesting 2-3 members of our team along with Richard Gaunt (landowner) come meet with planning to go over preliminary designs, discuss options for this property,
and to hear any concerns planning may have.
We understand that there will be a great deal of required documentation needed for a formal submittal for any proposed development on that property. The objective of this meeting is
to start a discussion before making a decision on moving forward with architecture and engineering.

It was nice speaking with you last Thursday. As discussed we are looking at constructing a commercial pad on the South West portion of the vacant parcel on Diamond Bar Blvd, North
of the 60 off-ramp. We put together a rough site plan based on meeting the city’s requirements.
I would like to walk through the preliminary design as well as learn more about the general plan update. Would it be possible to set up a meeting with planning to discuss this project
in more detail? Please let me know some availabilities. Also, please let me know if you would like any other information on the property before our next meeting.
