1.Sign, notarize and record the covenant and agreement to maintain a single-family residence. The
covenant and agreement shall be recorded with the Los Angeles County Recorder’s Office.
Provide the Planning Division with a conformed copy (second request).
2.2 The elevations show that the rear balconies will remove the existing railing to install the original
baluster design. However, the front elevation shows that the balusters are being removed to
install railing. Pick one design for all elevations for consistency.
3.2 Show that new windows will match the existing windows in style, trim, and method of operation.
4.Submit a landscape deposit in the amount of $2,500 for landscape plan check review fees.
Check should be made out to the City of Diamond Bar. Submit separate plans (landscape only)
via PDF to the Planning Division.
5.L-1 Provide a tree inventory of all trees on the property. Provide a tree inventory map identifying the
species and caliper of all existing trees within the project boundaries, and which trees are
proposed for removal and retention. If protected trees are being removed, a Tree Permit and
arborist report will be required.
6.L-1 Dimension the front yard setback (30 feet from easement line).
7.L-1 3.5’ is the maximum height for structures within the front yard setback. Reduce the height of the
gate, retaining walls and any other structures proposed within this area.
8.L-1 Provide all height, color and materials of new retaining walls, garden walls, block walls and
railings.
9.L-1 Provide landscape and hardscape percentages.
10.L-1 Include a note to state “The landscape plans shall comply with the water efficient landscaping
requirement pursuant to DBMC Chapter 8.14.”
11.L-4 Provide a table showing the required mix of plant materials. Calculations documenting the
required mix shall be shown [DBMC Section 22.24.050(2)].
12.Grading 2/3 Show a minimum 3’ distance between retaining walls.
13.Grading 2/3 The configuration and height of the proposed retaining walls in the front yard are not consistent
with the landscape plans.
14.The City does not enforce HOA approval, however, please note that HOA approval is required
per the Country HOA’s CC&Rs.

1.Remove note that indicates “New” grass area and show as “Existing” driveway. New
landscaping would be required to comply with the City’s updated Water Efficient
Landscaping Ordinance and Guidelines.
If the driveway in front of the house is to remain, connect the new driveway to the
existing driveway.
2.Please revise the site plan to conform to actual field conditions. According to the topo
and aerial images, the house is oriented at an angle and plotted further back.
3.Show the 30 foot front setback area, and show that retaining walls within this area do
not exceed 3.5 feet.
4.Detail 5 shows the wall at maximum 6 feet, but also shows 8 feet. Please revise to 6
feet for consistency.
5.Show the width of the existing drive approach.
6.Remove “Driveway approach” from scope of work since the approach is existing.
Include the note as just “driveway” instead.
7.Include a note that all exposed portions of retaining walls are finished with stucco to
match the house or of decorative material such as split face.

not identified or referenced on other plan sheets. If the steel deck is for the portion
above the driveway that is adjacent to the house, the configuration is not consistent
with the approved plot plan. The approved steel deck in the plot plan review is a
triangular shape (second request).
