We will shift the street toward the channel side and gain 19 feet horizontal distance on the hill side. The natural slope is about 1 to 1 horizontal to vertical, so we could reduce about 19 foot height (1 tier) of the retaining wall on the hill side. To lower the house on the channel side, on the other hand, would reduce the retaining wall height currently proposed along the west property line( basically along the channel) about 10 feet. Basically, we move and hide the “exterior retaining wall” under the houses and, of course, the main objective is to reduce the bulky look of the mass. I hope I addressed the question; and it is still subject to more detailed analysis, but we think it is a good starting point. Thank you. I know Ms. Young referred my question to you regarding if we could make the proposed extension of Crooked Creek Drive a private street. I have checked with Mr. Tai Diep at WVWD, and he has no problem for us to do that. We are trying to eliminate sidewalk and parkway on one side of the street and parkway only (meaning leave sidewalk) on the other side. The roadway design between the curbs will meet public street standards. No gate is proposed at the entrance of the property and all infrastructure will be maintained by a HOA to be established as Map Act and DRE required. The reason for a private street design is to reduce the retaining wall height on the cut-slope side, which will dramatically reduce the environmental impact as well as our construction costs. Please provide guidelines or directions at your earliest convenience and I believe most of the details could be addressed through conditions of approval of the tentative map process. Thank you.
