Based on our discussion last week, we understood that we would create a 3rd level setback on the Plan 3
but would not be making a similar change to the Plan 1. Please recall that the Plan 1 is a very shallow
floorplan that is just slightly deeper than the required depth of the garages. This plan can’t
accommodate a further setback on the 3rd level beyond the setback that we have already made from the
master to the secondary bedrooms on this level. This home is wide but very shallow, specifically
designed for lots 4 and 5 where we pulled the street away from the hillside as much as possible to limit
impacts to the slope and oak and walnut woodlands, which resulted in very shallow lots in this area of
the project that were still required to provide a 20’ rear yard setback from the slope.
The square footage for the Plan 1 is currently 3,893 SF, the smallest of the three floorplans. The Plan 3
has been reduces to approximately 4,685 SF based on the latest changes.
Also, please note that the veranda will be removed from the 3rd level for both the Plan 3 and Plan 1.

We appreciate the progress being made for Plan 3. Will this also apply to Plan 1?
What will be the total SF of the homes for Plans 1 and 3 after this revision?

Please see attached the changes that our architect came up with for the Plan 3 3rd level floorplan. He
was able to pull back on the 3rd level across half of the rear of the home without requiring a complete
redesign of the home. This modified design is going to require additional beams to support the pulled
back portion of the 3rd level so the home is not as efficient from a constructability standpoint as
originally designed, however, we hope the proposed design change addresses staff’s concerns regarding
the rear elevation of the Plan 3 by stepping back the 3rd level and creating more articulation on the rear
of the home while also reducing the overall square footage of the home.
Please note that we have not yet made changes to the basement level of the home regarding the
ADU/kitchens, we were focused on addressing the changes to the 3rd level of the home for this exercise.
We will either identify the portion of the lower level as an ADU or remove the kitchens prior to
resubmittal to the city as previously discussed.
