The property owner, The Simay Company, and applicant, Ultrasigns Inc.,
have filed an application for Comprehensive Sign Program No. 2005-01 for
property located at 800-884 North Diamond Bar Boulevard, Diamond Bar,
Los Angeles County, California, as described in the title of this Resolution.
Hereinafter in this Resolutio 1, the subject Variance shall be referred to as the
"Application."
2. On February 25, 2005, 99 property owners within a 700 -foot radius of the
project site were notified by mail and public hearing notice for this project
was advertised in the San Gabriel Valle Tribune and Inland Valley Dail
Bulletin newspapers. Addi ionally, public hearing notices were posted in
three public spaces at least 10 days before the public hearing.
3. On March 8, 2005, the PlaHing Commission of the City of Diamond Bar
conducted a duly noticed pu lic hearing on the Application.

(k) The owner proposed to repaint the water tower, add a green stripe
that separate the sign copies and display them horizontally and
centered. Staff believes that the proposed change is superior
because it reduces clutter in the design and it adds visibility.

(CEQA), Section 15061(b) of Article 5 of the California Code of
Regulations and Gu defines promulgated thereunder, the City has

review is required.
3. Based upon the substantial evidence presented to this Commission during
the above -referenced public hearing and upon the specific finds of facts set
forth in paragraphs 1 and 2 above, this Commission hereby finds and
concludes as follows:
(a) The ComprehensiveSign Program satisfies the purpose and the
intent of Section 22.3 .160 of the Development Code.
(b) The signs enhance the overall development, are in harmony with, and
are visually related to other signs included in the Comprehensive Sign
Program and to the s ructure and/or uses they identify, and to the
