opportunity to speak on non-public hearing and non -agenda items. Please complete a

There is a five-minute maximum time limit when addressing the Planning Commission.

4. CONSENT CALENDAR:
The following items listed on the consent calendar are considered routine and are
approved by a single motion. Consent calendar items may be removed from the
agenda by request of the Commission only:
4.1 Minutes of Study Session: August 24, 2004.
4.2 Minutes of Regular Meeting: August 24, 2004.

7. PUBLIC HEARING(S):
7.1 Development Review 2004-24/Tree Permit No. 2004-06 Pursuant to
Development Code Sections 22.48 and 22.38, the applicant has requested
approval of plans to construct an approximate 13,491 square foot three (3) story
single-family residence (including porches, balconies, covered patios, and an
attached six (6) car garage) on an existing vacant lot. The request includes:
Construction of retaining walls with maximum exposed height of seven feet; and

Recommendation: Staff recommends that the Planning Commission approve
Development Review 2004-24/Tree Permit No. 2004-06, Findings of Fact, and
conditions of approval as listed within the draft resolution.
7.2 Conditional Use Permit No. 2004-04. Pursuant to Development Code
Sections 22.58 and 22.10.030 — Table 2-6, this application is a request to obtain
the appropriate permit in order to conduct business as a taekwondo studio
within an existing shopping center identified as Country Hills Town Center.

7.3 Development Review No. 2004-31/Minor Conditional Use Permit 2004-10
Pursuant to Development Code Sections 22.48, 22.68, and 22.56, this is a
request to remodel and construct an approximate 965 square foot addition to an
existing 2,468 square feet one story single-family residence with a two car
garage. A Minor Conditional Use Permit is to allow the continuation of a legal
nonconforming 15 feet front yard setback distance.

7.4 Develooment Review No. 2004-30/Minor Variance No. 2003-13(1) Pursuant
to Development Code Sections 22.48 and 22.52, this is a request to remodel
and construct an approximate 950 square feet addition to an existing 1,684
gross square feet one story single-family residence with a two car garage. Minor
Variance No. 2003-13(1) is to continue the approved Minor Variance to reduce
the side yard setback from 10 feet to 9 feet.
