MINUTES OF THE ADMINISTRATIVE DEVELOPMENT REVIEW
FEBRUARY 16, 1995
CALL TO ORDER
Community Development Director James DeStefano called the meeting
to order at 5:05 p.m. at City Hall, 21660 E. Copley Drive, Suite
190, Diamond Bar, California.
ROLL CALL
Present: Community Development Director James DeStefano and
Assistant Planner Ann Lungu.
CONTINUED PUBLIC HEARING:
1. Administrative Development Review No. 95-1. A, request to
construct a first and second story additional of approximately
2,645 square feet, 1,406 square foot swimming pool enclosure,
one car garage, and retaining walls with a maximum height of
six feet to an existing 2,510 square foot two-story single
family residence located at 2810 Steeplechase Lane. Hearing
is continued from February 13, 1995.
Property Owner/Applicant: Slobodan Batricevich, 2810
Steeplechase Lane, Diamond Bar.
Ann Lungu reported staff recommends that the Community
Development Director approve Administrative Development Review
No. 95-1, Findings of Fact and conditions as listed within the
attached resolution.
CDD/DeStefano declared the public hearing open.
CDD/DeStefano asked the applicant if he had any questions
regarding the staff -report. The applicant replied he had
none.
CDD/DeStefano asked the applicant if he could accomplish the
beginning of the project in a one year time period. Mr.
Batricevich stated he anticipates it will take three months to
begin the project.
Responding to CDD/DeStefano, AP/Lungu stated 26 people within
a 300 foot radius had been notified of the project.
CDD/DeStefano declared the public hearing closed.
CDD/DeStefano approved Administrative Development Review No.
95-1 with the Findings of Fact and conditions as listed within
the attached resolution.

AP/Lungu requested a check from the applicant for $25.00
payable to Los Angeles County Recorder in order to obtain the
Environmental Determination report.
2. Administrative Development Review No. '94-13. A request to
construct a 6,911 square foot two story single family
residence with a cellar, four car garage, tennis court and
swimming pool. Hearing is continued from'February 13, 1995
Property Location: A vacant lot located at 2775 Shadow Canyon
Drive, Diamond Bar.
Property owner/Applicant: Dr.'Rashidi Ajani,-1010 Greenwich
Court, Diamond Bar.
CDD/DeStefano stated the applicant was not present for the
review.
CDD/DeStefano indicated the drawings are impossible to read
and requested clarification of ,the following issues: the
height of the proposed structure; the discrepancies between
page 1 and page 2 of the proposed drawings; verification of
the single oak tree proposed to be removed; alternatives
related to the location of the tennis court and the heights of
the retaining walls of the tennis court which include the 12
to 14 foot high screen above the walls and any lighting
associated with the tennis court.
CDD/DeStefano declared the public hearing open and continued
the review to February 27, 1995 at 6:00 p.m. at the South
Coast.Air Quality Management District Auditorium, 21865 E.
Copley Drive, Diamond Bar, California. He requested staff
contact the applicant and clarify the issues of concern.
ADJOURNMENT:
With no further business to conduct, CDD/DeStefano adjourned
the meeting at 5:15 p.m.
