MINUTES OF THE ADMINISTRATIVE DEVELOPMENT REVIEW
APRIL 5, 1994
CALL TO ORDER
Community Development Director James DeStefano called the meeting to order at 5:30 p.m, at
21660 E. Copley Drive, Diamond Bar, California.
ROLL CALL
Present: Community Development Director James DeStefano; Associate Planner
Rob Searcy; and Planning Technician Ann Lungu.
Absent: None
MINUTES
1. March 28, 1994 and March 29, 1994
CDD/DeStefano approved the minutes of March 28, 1994 and March 29, 1994, as
submitted.
CONTINUED PUBLIC HEARING
2. ADR 94-1 and Yard Modification 94-1 A request to construct a recreation room, tennis
court, pool & spa, and gazebo on an existing 1.7 acre site which is currently developed
with a single family residence and is_ located at 2925 Steeplechase Lane in the Country
Estates. Additionally, the applicant is requesting to construct retaining walls which vary
in height from one foot to ten feet.
CDD/DeStefano reported that the public hearing for ADR 94-1 and YM 94-1 was
continued from the meeting of March 29, 1994.
The architect stated that none of the trees on site are oak trees.
CDD/DeStefano, concerned that one of the Walnut trees may be impacted by the grading
proposed on the property line, conditioned the project to assure that the tree's root
structure is protected. He requested to review the final grading plan when submitted.
CDD/DeStefano declared the public hearing closed.

CDD/DeStefano approved ADR 94-1 and Yard Modification 94-1, with the findings of fact
and conditions as listed, with the addition of the following conditions: protection of the
Walnut tree(s) on the southerly side of the project near the tennis courts; the landscape
plans should incorporate additional landscaping, specifically on the northern side of the
tennis courts to hide the appearance of the 10 foot wall with trees.
ADJOURNMENT
With no further business to conduct, CDD/DeStefano adjourned the meeting 5:55 p.m.
