A RESOLUTION OF THE CITY OF DIAMOND BAR,
CALIFORNIA
RECObtaNDING TO THE CITY COUNCIL APPROVAL OF FINAL
TRACT MAP NO. 51169, FOR THE SUBDIVISION OF A 20
ACRE SITE INTO 13 UNITS IN "THE COUNTRY", DIAMOND
BAR, CALIFORNIA.

(i) Unionwide, Inc. 1038 E. Bastanchury Road, Suite
328, Fullerton, CA 92631, (the "Applicant" hereinafter), has
heretofore filed an application for approval of Final Tract
Map No. 51169, (the "Application" hereinafter), as described
in the title of this Resolution.
(ii) On June 13, 1994, and July 25, 1994 the
_ Planning Commission of the City of Diamond Bar conducted a
on the subject matter of the
duly noticed public hearing
Vesting Tentative Tract Map and, upon conclusion of said
public hearing on July 25, 1994, the Planning Commission
adopted it's Resolution No's. 94-15, 94-16, and 94-17
recommending that the City Council approve Vesting Tentative
Tract Map No. 51169.
(iii) On November 1, 1994, the Council of the City
of Diamond Bar conducted a duly noticed public hearing on the
Vesting Tentative Tract Map and concluded said public hearing
on November 1, 1994. Council moved to adopt Resolution No.
94-53 approving Vesting Tentative Tract No. 51169.
-- (v) All legal prerequisites to the adoption of

this Resolution have occurred.
B. Resolution,
NOW, THEREFORE, it is found, determined and resolved by the
City Council of the City of Diamond Bar as follows:
1. This City Council hereby specifically finds
that all of the facts set forth in the
Recitals, Part A, of this Resolution are true
and correct.
2. Based on substantial evidence presented to
this Council regarding the Application, this
Council finds the Final Tract Map to be in
substantial conformance with the approved
Vesting Tentative Tract Map and this Council
hereby specifically approves Final Tract Map
No. 51169 and authorizes and directs the
Mayor and City Clerk to execute the
Subdivision Agreement for installation of
public improvements required thereby.
3. The City Council hereby specifically finds
and determines that, based upon the findings
set forth below, and changes and alterations
which have been incorporated into and
conditioned upon the proposed project set
forth in the application, no significant

adverse environmental effects will occur.
4. The City Clerk is hereby directed to:
a. Certify to the adoption of this
Resolution; and
b. Transmit a certified copy of this
Resolution to Unionwide, Inc., 1038 E.
Bastanchury Road, Suite 328, Fullerton,
California 92631.
ADOPTED AND APPROVED this 19th day of Marr -h 1996.
