APPLICANT SHALL CONTACT THE PLANNING DIVISION AT (909) 839-7030, FOR
COMPLIANCE WITH THE FOLLOWING CONDITIONS:

This approval is to legalize a 365 square foot converted attic space to'livable area
in an existing one-story, single-family residence located at 21365 Chirping Sparrow
Road, Diamond Bar, CA 91765 (APN 8714-021-034) as shown on plans on file
with the Planning Division.
2. The approval of Plot Plan No. PL 2014-533 shall expire within one year from the
date of approval if the use has not been exercised as defined in accordance to
Diamond Bar Municipal Code Section 22.66-050(b)(1).
3. The applicant shall defend, indemnify, and hold harmless the City, and its officers,
agents, and employees, from any claim, action, or proceeding to attack, set-aside,
void or annul, the approval of Plot Plan No. PL 2014-533 brought within the time
period provided by Government Code Section 66499.37. In the event the City
and/or its officers, agents, and employees are made a party of any such action:
a. Applicant shall provide a defense to the City defendants or at the City's option
reimburse the City its costs of defense, including reasonable attorneys fees,
incurred in defense of such claims.
b. Applicant shall promptly pay any final judgment rendered against the City
defendants. The City shall promptly notify the applicant of any claim, action of
proceeding, and shall cooperate fully in the defense thereof.
4. The construction documents submitted for plan check and/or subsequent
development shall be in substantial compliance with the architectural plans
approved by the Planning Division on file with the Planning Division, and thereafter
maintained in conformance with such approval.
5. The applicant shall obtain a construction and demolition permit for recycling and
waste reduction, if applicable.
6. All roof and ground -mounted mechanical equipment (e.g., air conditioning,
heating, ventilation ducts and exhaust, water heaters, etc.;) and utility services
shall be screened from public view from abutting public streets and rights-of-way,
including views from above the subject property. The method of screening shall

be architecturally compatible with other site development in terms of colors,
materials, and architectural style.
APPLICANT SHALL CONTACT THE BUILDING AND SAFETY DIVISION AT
(909) 839-7020, FOR COMPLIANCE WITH THE FOLLOWING CONDITIONS;
1. The minimum height of ceilings in all areas shall be at least 5'. If any portion is 5'
or less, it shall not be usable area per CBC 1208.2 exception 2.
2. Arc -fault circuit interrupters are required for all outlets in the sleeping room.
3. All'plumbing fixtures including those on the first floor shall meet California Civil
Code 1101.1 to 1101.8 (low flow type).
4. The existing sewer line shall be exposed to be verified in the field to be at least 4"
in diameter due to 4 toilets being connected.
5. Smoke detectors and carbon monoxide detectors shall be provided in all sleeping
rooms and leading to including the first floor.
6. All existing construction shall be exposed for inspection. The plans shall clearly
indicate what items are existing retrofitted construction and what will be exposed
as existing for Inspection.
7. The permit is valid for 90 -days and shall expire without limitation per CBC 105.5.1
as adopted by DBMC 15.00.120.
8. The existing construction shall be opened to accommodate insulation shown on
plans. All insolation shall be inspected prior to covering.
9.. Energy compliance forms and lighting compliance shall be required to be shown
on plans for plan check.
